In order to evaluate this time frame we can utilize the year over year market data to see any differences and/or similarities with the most important indicators….Month End Inventory, # of Sales, Median Sale Price, and Average Days on the Market Sold. You may hear about Average Sale Price consistently in the News however I would caution you on placing too much emphasis on these numbers as they can be skewed by sales of higher priced homes and thus driving up the overall Average Sale Price. Median Sale Price generally shows a clearer picture.
